SMARTCAP Distribution Center North Buildings A & B (DC North) is SMARTCAP’s third designated Opportunity Zone investment and includes two Class A distribution assets totaling 302k square feet. DC North A is a 232K square foot concrete tilt asset offering 36’ clear height. This was delivered in Q3 2022 and targets heavy distribution users. DC North B is a 68k square foot concrete tilt industrial assets with 24’ interior clear height delivered in Q4 2022, targeting smaller distribution uses. Though both buildings were constructed simultaneously, they offset each other’s risk by targeting different tenant requirements due to their overall size and ability to break down into smaller tenant suites as needed.
