SMARTCAP'S BEGINNINGS

In 2014, SMARTCAP founder and CEO Tim Shoultz launched the business from a modest 150-square-foot office in Redmond, Wash., after bootstrapping his way to a successful 15-year career at Microsoft without a college degree. He thought he'd be there until he retired.

So why did he leave a dream job at a company where he planned to stay for life to start his own venture? The answer lies in Tim's passion for real estate and his high-energy, investment-minded nature. While he always maxed out his 401(k)s and Employee Stock Purchase Programs, Tim never found joy in analyzing Wall Street. However, the idea of generating income through real estate sparked his excitement.

After dabbling in fix-and-flip foreclosures, which didn't align with his morals, he turned to commercial real estate (CRE) and quickly realized its wealth potential after owning his own building. Thus, the seeds of SMARTCAP were planted. 

Fast-forward to today, and SMARTCAP has completed over $480 million in transactions, manages more than 1.6 million square feet, and has developed 970,000 square feet.

Founder/CEO

Tim's 15 years of direct CRE investing experience are complemented by another 15 years at Microsoft, where he ran the Data Analytics and Development Division of the Windows organization. He also successfully founded a commercial construction company, served as its CEO, and sold the business after five years of operations. When Tim gets the chance, he loves rock climbing, great food, wine, and travel. The best trip of his life was to Northeast Greenland sailing the Scoresby Sound on a 70-foot German schooner.

Director of Acquisitions

Brian has served as SMARTCAP’s Director of Acquisitions since 2020, focusing on market analysis, asset underwriting, diligence, and investor communication. Though hired by SMARTCAP in 2015, Brian has over 14 years of experience in finance and commercial real estate and has placed over $150MM of equity into acquisitions and developments in the Pacific Northwest. Brian is a graduate of the University of Iowa, where he played Division I baseball, and has lived in Seattle with his wife and children since 2009.

Director of Finance

Leslie Neel oversees finance and accounting for SMARTCAP and all SMARTCAP managed entities. She joined the company in 2017 after providing accounting services with a third-party accounting firm since 2016 and brings with her 25 years of public accounting experience. She graduated from Western Washington University with a Bachelor of Accounting and a minor in business administration. Leslie is a licensed CPA in the state of Washington. She loves traveling, roller coasters, and spending time with her two sons and dog.

kelllanne henry

Director of Asset Management

Kellanne worked on real estate investments throughout the country for nationally recognized firms prior to joining SMARTCAP in 2021. Her experience includes Director, Portfolio Management with Prudential Real Estate Investors and Vice President, Asset Management with Clarion Partners. Kellanne holds a bachelor’s degree in business and economics from Linfield University and an MBA from the University of Washington. With over 300 dives in her log, Kellanne enjoys scuba diving and travel. She is also a 15-year member of Linfield University's Board of Trustees.

brittney brandt

Director of Development

Brittney has led all aspects of design and construction at SMARTCAP since 2023. She received her Bachelor of Science in Architecture from Washington State University and has been in the Seattle real estate industry for over 16 years. Brittney has a record of success in all phases of multi-million-dollar commercial, retail, and mixed-use projects. She has held senior positions, including Director of Development at Onelin Capital and Senior Manager at Amazon, building their first seven brick and mortar stores. She enjoys spending time with her family, traveling, and cooking.

Senior Property Manager

Mike focuses on building operations, construction management, and asset preservation. He joined SMARTCAP in 2019 after 13 years with Coast Property Management. Mike currently manages 18 buildings and oversees all capital improvement and tenant improvement projects. He graduated with a Bachelor of Business Administration from the University of Notre Dame, where he also played baseball. Mike enjoys spending time with his wife and two kids, coaching youth sports, and traveling.

Senior Portfolio Accountant

Before landing at SMARTCAP in 2019, Lisa spent 14 years in the property management industry working with the accounts payable and commercial accounting departments of Coast Real Estate Services in Everett, Wash. Since joining SMARTCAP, her experience has expanded to include industrial development as well as property management. A native Washingtonian with lifelong ties to Snohomish County, she enjoys reading, gardening, traveling, and spending time with her family.

dominic vinti

Senior Acquisitions Analyst

Dominic graduated from Gonzaga University with a bachelor’s degree in business administration, concentrating in finance. He got his start in commercial real estate with KBC Advisors, working on industrial corporate tenant representation. Dominic joined KBC’s Industrial Capital Markets Advisory Team in August 2022 before joining SMARTCAP in May of 2023. Outside of work, he is an avid golfer, playing courses all over the PNW. He also enjoys spending time with friends, participating in the various activities the greater Seattle area has to offer.

chris sweeney

Senior Development Manager

Chris previously worked as a development manager for Onelin and Goodman Real Estate where he developed mid and highrise multifamily projects in Seattle. Prior to that he worked for prominent General Contractor Sellen where he constructed high rise office buildings and TI’s as well at Seattle Children’s Hospital. Originally from Wisconsin Chris came to Seattle via Peru where he served as a Peace Corps volunteer high in the Andes Mountains. He lives in Seattle and enjoys running ultramarathons and ski mountaineering.

Spencer Esau

Acquisitions Manager

Spencer has overseen the identification, structuring, and closing of new investment opportunities at SMARTCAP since 2020, totaling over $500MM of acquisitions. Before joining the company, Spencer worked in acquisitions and asset management for Laird Norton Properties and then Heartland LLC after the companies merged. A graduate of Gonzaga University, Spencer earned his Bachelor of Science in Economics. He lives in Kirkland with his wife and two daughters and is an active member of the Washington Policy Center.

Accounting Assistant

Summer has more than six years of experience in financial administration, data processing and documentation analysis. Prior to SMARTCAP, she spent one year at Kotter, Inc., as an accounting assistant and two years as a bookkeeper/administrative assistant at Fahlman Olson & Little, PLLC. Summer graduated Magna Cum Laude with her bachelor’s degree in law and justice and sociology. Her hobbies include kayaking and going on adventures with her dog, JackJack.

Assistant Property Manager

Sierra worked at JLL as a facilities coordinator, managing a portfolio of office spaces for Fortune 500 clients before joining SMARTCAP in 2023. She began her studies in communication at Glendale Community College in Arizona and continued at Georgia State University. A Seattle native, Sierra grew up playing basketball, has a passion for interior design, and loves spending time with her family and her two-year-old son.

Marshall

Marshall Sharp

Associate Asset Manager

Marshall worked as an associate at JLL for three years prior to joining SMARTCAP in 2021, closing over $1.2 billion in debt and sales transactions across all commercial and multifamily product types. Prior to that, he worked as an analyst for Merchant’s Hospitality in One World Trade Center in New York City. Marshall attended the Wharton Business School at the University of Pennsylvania, where he played varsity tennis. He moved to the Pacific Northwest to enjoy skiing, backpacking, and paddle boarding.
